Investing inCanggu
Canggu is a village in south-west Bali, in the kabupaten of Badung. Its coast, its rice fields and a daily life that is strongly international have made it an already dense villa market. Investing there means separating location, rental competition, and what the right acquired actually allows.

Canggu is a desa in the kecamatan of Kuta Utara, in the kabupaten of Badung, on the south-west coast of Bali. The administrative village does not cover everything that listings group under this name. Berawa, for example, is in Tibubeneng. The beaches of Batu Bolong and Echo Beach, also called Batu Mejan, are in Canggu.
The coastline is volcanic: dark sand, rock, and a swell that structures the surfers’ day. Behind the coast, rice fields still remain between the villas, the cafés and narrow lanes. The atmosphere is that of an international neighbourhood where people stay for several weeks, sometimes several months. Coworking spaces, restaurants and nearby services set the pace of a daily life that is no longer that of a fishing village.
Ngurah Rai Airport is not far in distance. The official Indonesian tourism website states, however, that the journey to Batu Bolong takes about fifty minutes to an hour and a half, depending on traffic. That uncertainty weighs on stays, deliveries and the management of a property.
Set against Uluwatu, Canggu is flatter, more urban and more oriented towards neighbourhood life. Set against Pererenan, the fabric is denser and the footfall more continuous. This is an established destination, in a sector that is no longer waiting to be discovered.

Why visit Canggu?
Visitors come first for the surf, the sunsets and a neighbourhood life that is easy to extend. Couples, surfers, digital nomads and international travellers settle here for several weeks. The high end exists, alongside a very broad offer. It is not the first choice of families looking for quiet, nor of divers.

01
Batu Bolong
Batu Bolong beach is one of the busiest access points in the village. The beach break is relatively approachable for surfers who are progressing, and the seafront concentrates board rentals, cafés and traffic. It is a lively location, and therefore also a noisy and contested one.
02
Echo Beach
Echo Beach, or Pantai Batu Mejan, continues the coast towards the north of the village. The waves there are more exposed, and the beach serves surfing as much as the end of the day. The Batu Mejan temple is a reminder that this coastline is more than a backdrop for villas.
03
Rice fields and neighbourhood lanes
Part of Canggu’s appeal still lies in the rice fields visible from certain lanes. They no longer form a continuous landscape. They still count when choosing a property: a view that is open today can close if the neighbouring plot changes use.
04
Cafés, restaurants and remote work
The range of cafés, restaurants and workspaces is one of the reasons travellers stay for a long time. It supports the rental of villas with a pool, a comfortable bedroom and a reliable connection. It also creates direct competition among accommodations with very similar positioning.
Why invest in Canggu?
Canggu is an already developed tourist market. Rental demand exists, carried by short stays and by stays of several weeks. The properties sought are above all contemporary villas, often with a pool, able to host a couple, a small group of friends, or a traveller who works remotely. Location is judged at street level: access to the beach, noise, flooding in the rainy season, and whether one can actually get around.
The area’s advantage is its reputation. A visitor who does not know Bali can often already name Canggu. That reputation does not turn into occupancy by itself. The supply of villas, rooms and hotels is abundant, and many products resemble one another. Differentiation then comes from quiet, build quality, management and a price that can be sustained, rather than from the village name alone.
The limits are concrete. Densification reduces views and complicates traffic. A poorly placed property, or simply an ordinary one, can stay vacant while the neighbourhood looks full. Rice fields that are still open are also a point of caution: converting them changes the setting that justified the price. The right held — its term, the conditions of transfer, the charges — matters as much as the address. None of this follows from the mere fact that the villa is in Canggu. An address on the Batu Bolong road does not have the same use as an interior lane. That difference, more than the village name, often decides the real occupancy calendar.
What next for Canggu?
Canggu’s immediate future can already be read in its present: a known coastline, a thick commercial offer, and continuous pressure on the plots that are still open. This is not an announcement of a new public facility. No project of that kind is established here. What can be observed is the densification of a village whose roads and services exist, but saturate at peak hours.
That maturity can support demand, because travellers continue to look specifically for this way of life. It can also fragment demand. The more the villas resemble one another, the more location and the quality of operation decide the outcome. Reputation is not sufficient on its own: it remains to be seen what can be built, let and resold within a given legal framework.
The principal risk is that Canggu becomes generic, while remaining well known. An investor does well to treat traffic, loss of view and competition as market facts, and to keep a property only if it still makes sense to a tenant once those constraints are included. Everyday services are already there. What may be missing is a property that is still identifiable as the street continues to be built.

Your property project in Canggu
In Canggu, BEL-AIR starts from your use of the property, your holding period and the level of management you are prepared to accept. We select developments, read the location at street level and examine the property’s characteristics, including what the contract actually allows. Support continues through the acquisition steps, and does not stand in for legal or tax advice on your file. The street still has to be visited before a choice is made.
