Investing inSelong Belanak
Selong Belanak is a bay in the south of Lombok, west of the Kuta hub. Hills, pale sand and a tourism that is still peaceful make it a stay oriented towards rest. Investing here means judging a narrower demand than that of the neighbouring town.
Talk about your projectDiscover Selong Belanak
Selong Belanak is a desa in the kabupaten of Lombok Tengah, on a bay that the village and the guide of Lombok International Airport describe as a crescent of about one kilometre, facing the Indian Ocean and enclosed by hills. Part of the shoreline is lived on by fishing families. The rest is used for swimming, for surfing when the sea allows, and for visitors passing through.
The landscape is the first reason to stop: sand, water that is often easier to swim in than on the exposed beaches, and hills that hold the bay. Warungs serve food. Accommodation remains scattered, in villas and houses rather than along a hotel front. People come for the day, or for a stay in which the quiet is the point.
Access is less direct than to Kuta. One leaves the axis of the tourist south and reaches the desa from inland. That road is part of the experience, and it limits the visitors who have not chosen it. Selong Belanak is neither a district of Mandalika nor an annex of the town of Kuta. The distance, modest on a map, is real in the organisation of a stay.
The scale is fragile. A bay of one kilometre, shared with fishing, cannot carry the same intensity of use as an equipped hub. The character of the place and its environmental constraint are the same fact.

Why visit Selong Belanak?
Visitors look for quiet, a fine bay and, depending on conditions, an approachable wave on which to start. Couples and travellers at leisure match this profile more closely than groups, spectators at events or urban stays. An international clientele is present, in smaller numbers than at Kuta Lombok. Surf is not practised in the same way every day.

01
The bay
The crescent of sand is the main attraction. It can be walked, between the hills and the fishing boats. A villa takes its meaning from the bay when it genuinely looks onto it, or connects to it without ambiguity. A more generic view over the south of Lombok is a different product.
02
Surf, according to the sea
When conditions are gentle, the bay is used by beginner surfers and for lessons. That use is not constant: swell, tide and season change it. A project should not rest on the idea of a surf school occupied all year.
03
Hills and shoreline
The hills that close the bay explain the views certain villas seek. They also imply access, runoff and a reciprocal visibility between buildings. The setting stays legible for as long as it is not saturated with roofs.
04
Services that are still limited
Stalls and a few accommodations make a stay possible. They do not amount to a service town comparable to Kuta. Shopping, a wider choice of meals and technical management are partly arranged elsewhere. The limit is commercial as well as practical.
Why invest in Selong Belanak?
Selong Belanak is a market of gradual development, not an established hub. The appeal lies in the bay and the quiet, for intimate villas intended for couples or for short stays of rest. Rental demand is plausible in this niche. It is weaker, more seasonal and more dependent on the road than demand in Kuta Lombok. To present it as the next Mandalika would be inaccurate.
Where a property has an advantage, it is in offering what the town no longer does: a peaceful scale and a landscape that can still be read. That advantage disappears if the villa is ordinary, poorly linked to the bay, or if several identical products come to market together. Market maturity is low. This is a possibility only for a project that accepts a modest pace of letting. It is not an automatic discount to be taken.
The points of caution are access, the real depth of demand, coexistence with fishing and the environmental capacity of a small bay. Limited services complicate both operation and personal use. Land status is verified as everywhere in Lombok, without a special regime borrowed from the Mandalika zone. The beauty of the site, or the distant proximity of Kuta, does not describe what the bay actually receives. Journey time from the airport and from Kuta is part of the product. A visitor who has come to take in several bays may spend only a few hours here. Sleeping on site is a rarer decision than stopping for a photograph. An accommodation project depends on that decision.
What next for Selong Belanak?
Selong Belanak is already a place people visit, described by the desa and by Lombok Airport. In 2021, the commune reported a survey by the Ministry of Villages on the idea of a village tourism development. That was a study, not a resort already delivered and not a works timetable this page could confirm.
The infrastructure that is useful today is the access road, the bay and a limited offer of food and accommodation. Anything beyond that still has to be separated: an older public intention is not a construction site, and a private property development is not a collective facility. Mandalika, further east, does not extend this far by the mere continuity of the coast.
The principal risk is overloading a bay whose quality comes from its measure, or building there for a demand that remains that of day trips. The environmental constraints — the shoreline, the hills and the fishing — set the bounds of what it is reasonable to consider. Quiet, on its own, is not enough. A property has to remain desirable, with a transferable right and with visitors beyond the high season. The present road already explains who comes and who only passes through. For as long as it remains this desa access, the bay keeps its scale. That is a given, and not a shortfall to be filled at any cost.

Your property project in Selong Belanak
BEL-AIR approaches Selong Belanak only in light of the demand the bay can carry. We begin with your objectives, then select locations that are genuinely tied to the desa, and we do not present them as Mandalika. Study of the property, and support through the acquisition, follow. Questions of law, of tax and of the capacity of the site call for specialist validation before any decision. The quiet of the bay is not something a brochure can provide.
