Investing inLovina
Lovina is the tourist coastline of Kalibukbuk, in the north of Bali, in the kabupaten of Buleleng. Volcanic beaches, traditional boats and excursions attract a discovery tourism that is more family-oriented, and calmer, than that of the south. Rental demand there is real, and it is seasonal.

Lovina is the tourist name of the shoreline of Desa Kalibukbuk, in the kecamatan and the kabupaten of Buleleng. The commune presents this beach as the heart of maritime tourism in the north. The sand is volcanic and dark, and the early-morning sea is often flatter than on the south-west coast. The jukung there are still working boats, and they remain in use beyond their role as a motif.
A typical stay starts early. Fishermen take visitors offshore in the hope of seeing dolphins. The encounter is not guaranteed, and the pressure placed on the animals is among the questions to put to an operator. Around that hour, Lovina offers swimming that is more approachable than on many beaches in the south, simple restaurants and the pace of a coastal town.
Excursions head inland. The Banjar hot springs are in the village of Banjar, away from the sand, and not on the beach itself. Other outings reach the waterfalls and the villages of Buleleng. Lovina is a base for discovery as much as it is a beach.
From the south of Bali, the journey is long. That distance explains both the quiet and the difficulty of reaching the traveller who has only a few days. The north is not a cheaper substitute for the south: it is another stay, with another depth of demand.

Why visit Lovina?
Families, couples and travellers on a touring route come for a peaceful coastline and for outings that are easy to arrange. An international clientele is present, without the density of Canggu’s digital nomads or of Uluwatu’s surfers. Divers generally continue towards the east. The high end exists, and it does not organise the whole seafront.

01
The beach and the jukung
The Kalibukbuk shoreline lines up traditional boats and a sea that is often usable early in the day. It is the accurate image of Lovina, and also its most visible tourist infrastructure. A villa does not need to stand on the sand to be understood in relation to it. It does have to accept the real distance that separates it from the shore.
02
Dolphin watching
The dawn trip is the reason many visitors choose the north. It depends on fishermen and on animals that do not follow a timetable. A responsible practice matters more than a promise of a spectacle. This morning flow supports the accommodations, and it does not fill them on its own.
03
Banjar hot springs
Air Panas Banjar is an inland excursion, in the village of Banjar. The hot-water pools complement the beach for families and for quiet stays. They do not turn Lovina into a spa resort, and they do not stand at the foot of the shoreline villas.
04
The northern interior
Waterfalls, temples and the villages of Buleleng give the stay a depth the beach alone would not have. They suit a discovery tourism, often by car with a driver. That use favours nights in Lovina. It does not produce a pedestrian neighbourhood comparable to the south-west.
Why invest in Lovina?
Investing in Lovina means addressing a tourism that has long been established, at a different scale from that of the south. Rental demand concerns above all quiet-stay accommodations: rooms, small villas, and houses with a pool suited to families and couples. Demand is shallower, more closely tied to excursions, and more sensitive to the fact that the traveller has to decide to go north.
The market is mature in its historic offer — hotels, guesthouses, boat trips — and much more selective for an individual upscale villa. A property’s advantage is the quiet, a garden, a pool and the possibility of sleeping near the morning departures. That advantage is slight if the property is isolated or noisy, or if it presents itself as a southern address without the demand of the south.
The limits are distance, seasonality and competition from accommodations that already match the current flow. A fine villa can remain without a tenant for a long time outside the most favourable months. The local market stays narrow. The legal framework remains that of Indonesian property: it is read in the contract, whether the property is in the north or in the south. It is useful to compare the project with the accommodations already present in Kalibukbuk, which cover a large part of family demand. A villa is justified when it brings a garden, a private pool or a quiet that those addresses do not offer. Otherwise it competes with a simpler offer, often better placed for the morning departures.
What next for Lovina?
Lovina already has its tourist infrastructure: the beach, the boats, the accommodations and the roads of the north. The commune’s website speaks of a maritime tourism rooted in the village. It does not announce, and neither does this page, a new connection that would bring Lovina closer to the south.
The change to watch is qualitative. A better organisation of the boat trips, or excessive pressure on the dolphins, would alter the stay as much as an additional hotel would. On the property side, the risk is not a wave of developments comparable to the Bukit. It is a supply of villas greater than what demand in the north can absorb.
The future of a property in Lovina depends on its ability to serve a calm discovery tourism, under a clear right, including when the calendar empties. Departures by sea, the shoreline accommodations and the road north are already in place. If villas multiply faster than the travellers willing to come north, the quiet will remain and the calendars will be split. That is the point to watch, ahead of any transformation of Buleleng into an extension of the south. It can already be seen.
